Recently I had a house that looked like a tornado that went through it after the renters moved out. I was working out of state for a few months and flew back to decide what to do with it. The traditional option of cleaning it up, repairing it, doing a few upgrades, and selling it through a realtor was a viable option in today’s strong market. I also contacted several companies that buy for cash, eliminating my need to do all of the work. [Oak Street Properties] responded to my inquiry. I only had one day that I was available to meet at the property and they agreed to come out and see the house. I was very open and let them know that I had not decided what I was going to do at that point and was collecting information to make a decision in the next week or so. [Oak Street Properties] did not push at all for an answer and understood that I had options to consider. Over the next week, I considered the various options and was actually leaning towards going with the realtor. I live out of state, and had decided around the first of April that it was time for me to sell my house in Arizona. I had notified my renter, thinking that it would take her some time to find a new place. It took exactly one day and she informed me that she would be out by May 1. I received a postcard in the mail from [Oak Street Properties] on April 16 , thought, “what the heck?”, and called them. We had a very genial conversation and they made arrangements with my tenant to look at the house that very evening. The next morning [Oak Street Properties] called me and told me they would like to make the purchase. We discussed the timing of closing; they were very concerned that we not pressure my tenant in case she needed a few extra days to get moved. I had documents that morning via Docusign, I signed and returned them and the process was begun. There were a very few emails between myself and the title company, but everything went extremely smoothly. A notary came to my house even during this coronavirus crisis, papers were signed, and it was a done deal.
